Joule House: Wynwood’s Latest Luxury Living Destination – Pre-Leasing Now Open

A new chapter is unfolding in Wynwood, one of Miami's most artistic and dynamic neighborhoods, with the launch of Joule House, a mixed-use development that’s about more than just apartments. Developed by Fisher Brothers, Joule House is introducing 308 luxury rental units, blending contemporary living with the creative pulse of the area.



As the first residents are expected to move in by Spring 2025, Joule House has already begun pre-leasing its studio, one-, and two-bedroom apartments, along with a select number of penthouses. The property, located at 2200 NW 1st Avenue, stands out not only for its modern design but also for its two striking murals, which have become part of the neighborhood's visual fabric.


“We wanted to build something that felt like a natural extension of Wynwood—where art, culture, and energy intersect,” said Winston Fisher, Partner at Fisher Brothers. “It was essential that the building reflect the neighborhood’s creative spirit, and we’re excited to see it take shape.”



The murals, one by local artist Nico and another by Dasic Fernandez, both speak to themes of vitality and transformation. Nico’s hibiscus bursting through a crack in the wall and Fernandez’s portrayal of a woman harnessing energy are both visually arresting and symbolic of the community’s ever-evolving nature.


Inside, the apartments offer a range of layouts from 474 to 1,405 square feet, designed to cater to the modern resident. With clean lines, bold accents, and large windows, the units feel open and airy, while smart home features and in-unit laundry provide convenience. Rent starts at $2,400 a month for studios, with higher prices for larger units.



Beyond the apartments, Joule House includes more than 23,000 square feet of amenities spread across three floors. There’s a state-of-the-art fitness studio, coworking spaces, a cinema room, and a rooftop with a heated infinity pool that promises stunning views of the city.


"The idea behind Joule House was to create a multifaceted space that meets the needs of people who are looking for more than just a place to live,” said Fisher. “It’s about fostering connections and offering a space where people can live, work, and thrive.”



The development is also adding to Wynwood’s walkability with 26,000 square feet of ground-floor retail and paseo space. With easy access to major highways and close proximity to the Design District, Midtown, and Downtown Miami, Joule House is positioned to become a key part of Wynwood’s future.
